Flywheel Property Management LLC was founded by Allan Smith & Brittany Sneed in January of 2021 to solve 2 primary problems:
- "Bad" property managers dominating the market options for rental owners, and,
- Confusing & convoluted pricing models by property managers which secretly add 25 - 35% to monthly collected fees.
#1: "Bad" Property Managers
- Ever had trouble getting accounting and reporting from the property manager, having no idea what happened before that deposit made it to your bank account? We have.
- Ever received an owner statement with an HVAC repair bill for $700 when a brand new one only costs $3500? We have.
- Ever had 3 of 4 quad units sit vacant for 8 months while the manager presumably took care of other properties and responded to some communication, albeit days later? We have.
- Ever had a unit rent in a day at an under market rate? We have.
- Ever walked through a property with $1,000s of deferred maintenance while the manager collected rent to get their fee each month? We have.
- Ever sunk maintenance costs into a repeating issue when the manager doesn’t have experience to figure out the root of the problem? We have.
We've been there. No buys a rental property hoping to lose money, but in order for it to be successful, someone has to take care of it. All of this responsibility falls on the PM. Your PM will make or break your investment. You can't afford to hire one that wastes your dollars, otherwise what's the point in buying rentals?

For Allan, property management pricing models never made sense. With so many of them charging fees like lease-ups, lease renewals, and maintenance markups above and beyond their monthly rate, it almost seemed like they forgot that's their job! And how are you supposed to know what you're paying without getting a copy of their 10-page, 10-point-font contract right away?

Allan Smith, Principle, built a portfolio of 50 units and all the while continued to build PM processes and automation to save time & money which produced repeatable results. His first rental was in 2013 and he caught the rental bug! The wealth-building potential of rental property changed his life forever.
Now that those systems are built, you have the opportunity to leverage his experience and efficiencies at a cost far inferior to the value. Forget finding a lease template or asking for rent! Put your time towards a higher use.
When he's not on the clock, you can find Allan on a basketball court or mountain bike, and spending time with family and friends -- Probably with board games.
Brittany Sneed, President, has worked with tenant placement and leasing for several years. Her background in sales goes a long way in building the relationships and communicating with tenants, vendors and owners that make the machine run without a hiccup! Her attention to detail executes on every task that moves the needle on your ROI.
In her spare time, Brittany invests careful attention in her creative side projects & spending time with family & friends!
